Almagro is central, tango-rooted and steadily improving, bordered by Palermo, Caballito and the downtown, with excellent transport and a deep, reliable rental market.

It is not glamorous, and that is rather the point: prices are reasonable, tenants are plentiful, and yields hold up. For an investor focused on cash flow rather than postcards, Almagro is a quietly sensible place to own a building.
