Field Note No. 32

Do Foreign Landlords Need a CUIT to Rent Out Property in Argentina?

Do Foreign Landlords Need a CUIT to Rent Out Property in Argentina?

TL;DR: To buy property, a foreigner needs only a CDI (a basic tax identification number). To rent the property out and declare rental income, a foreign owner generally needs to register a CUIT (the tax number used for economic activity) and file accordingly. In short: CDI to buy and hold, CUIT to operate as a landlord. An accountant sets this up; it is routine.

The three IDs, untangled

Argentina's tax identifiers confuse every foreigner. Here is the clean version.

IDWho it is forUsed to
DNIResidentsNational ID, not needed to buy
CDINon-resident foreignersBuy and hold property
CUITAnyone with economic activityEarn and declare income, e.g. rent

You do not need a DNI to buy property; you need a CDI. That is covered in our note on getting a CDI. The CUIT is the next step only if you generate income from the property.

When the CUIT comes in

A CDI lets you own. The moment you rent the property out and earn income, you enter the territory of declaring that income, and a CUIT is generally what registers you for it. Rental income in Argentina is taxable, and a compliant foreign landlord files on it.

This is not a hurdle so much as a step: an accountant registers the CUIT and handles the filings. Foreign owners who let their property do this as a matter of course.

What a compliant foreign landlord sets up

  • A CDI to buy and hold the property.
  • A CUIT to declare rental income, once letting.
  • An accountant to register the CUIT and file.
  • Often a local account to receive and convert rent, openable remotely by power of attorney.

Quick answers

Do you need a CUIT to buy property in Argentina?

No. To buy property a foreigner needs a CDI, not a CUIT. The CUIT becomes relevant when you rent the property out and declare income.

What is the difference between a CDI and a CUIT?

A CDI is a basic tax ID that lets a non-resident foreigner buy and hold property. A CUIT is the tax number for economic activity, used to earn and declare income such as rent.

Is rental income taxable for foreign owners in Argentina?

Yes. Rental income earned in Argentina is taxable, and a compliant foreign landlord registers and files on it, typically with a CUIT and an accountant.

Can an accountant set up the CUIT for a foreign landlord?

Yes. Registering a CUIT and handling rental-income filings is routine work for a local accountant, and foreign owners who let their property normally do exactly this.

Owning and operating are two different tax steps, and getting the second right keeps your rental income clean. To set up the right structure before you let, book a call.
