Do You Have to Fly to Buenos Aires to Buy? (You Do Not.)

TL;DR: You do not need to be in Argentina to buy property here. Not for the search, not for the paperwork, not even for closing. We have handed people the keys to an apartment they first set foot in as owners. It is routine, it is legal, and a poder (power of attorney) is the quiet hero of the whole thing.

The search, with our eyes on the ground

It starts with a call and a shortlist. We walk each property on video, slowly, in real light, narrating the things a glossy listing photo will never tell you: the noise from the avenue, the water pressure, the neighbour's renovation, the way the morning sun actually lands in the living room. You see only what fits your brief, and you see it honestly.

The paperwork, from your kitchen table

A foreign buyer needs a CDI, a tax identification number any Argentine accountant can obtain in about 48 hours. You do not need a DNI and you do not need residency. To sign on your behalf, you grant a poder to someone you trust, often your attorney here, executed at an Argentine consulate near you or apostilled from home.

The money, the part that makes people nervous

Funds move through legitimate, documented routes, and choosing the right one for your situation is precisely where a good broker earns their keep. We run your exact numbers before you commit to anything, so the figure you see is the figure you pay.

Closing, while you sleep in another time zone

On closing day your representative signs the deed before the escribano, funds are exchanged, and ownership is registered. A clean file can run from accepted offer to registered title in around ten days. You can be on the video call, or you can be asleep. Both have happened.

The only thing we genuinely recommend doing in person is falling in love with the barrio. The rest, we can carry.

The honest version

Remote buying is not reckless when the team around it is real. It becomes reckless the moment you are doing it through strangers who answer differently every time you call. If you can visit, wonderful, come, we will buy you a coffee. If you cannot, that is not a reason to wait.
