San Telmo is the oldest, most photogenic barrio in the city: cobblestones, antique fairs, wrought-iron balconies, and a Sunday feria that draws the whole world. It has soul, and soul is hard to price.
It is also one of the best values in central Buenos Aires, which is why it attracts character-hunters and short-stay hosts, those high-ceilinged old apartments do very well on the nightly market. The trade-off is honest: older buildings mean you read the *informes* carefully and budget for the building, not just the unit. Done right, few barrios give you this much charm per dollar.
What it costs
As of late 2025, published asking prices in San Telmo sit around USD 1,950 / m² for an apartment (Zonaprop index). Keep one thing in mind: those are asking prices, not closings. What actually changes hands is usually a notch below the sticker, and negotiating that gap into your pocket is precisely what you hire a broker for.
