Puerto Madero is the newest barrio in the city and, by a wide margin, the most expensive square metre in Argentina, the restored docklands, glass towers, the Calatrava bridge, marinas and steakhouses with a view.

This is trophy territory: end-users who want brand-new and secure, and funds who want a dollar-priced asset that behaves like one. You are not buying old-world charm here, you are buying amenities, security and a name. Liquidity at the very top is thinner than in Recoleta, so price discipline matters, but nothing else in the city looks or rents quite like it.

What it costs

As of late 2025, published asking prices in Puerto Madero sit around USD 6,500 / m² for an apartment (Zonaprop index). Keep one thing in mind: those are asking prices, not closings. What actually changes hands is usually a notch below the sticker, and negotiating that gap into your pocket is precisely what you hire a broker for.
