Caballito is, almost literally, the geographic centre of the city, solid, residential, middle-class in the best sense, with Parque Rivadavia, good transport and none of the pretension.

It is a local barrio, which means demand is driven by Argentines upgrading, not by tourism, and that is a healthy, durable kind of demand. For a yield-focused buyer who wants a building that stays rented to good long-term tenants, Caballito is dependable. Not flashy. Dependable.

As of late 2025, published asking prices in Caballito sit around USD 2,250 / m² for an apartment (Zonaprop index). Keep one thing in mind: those are asking prices, not closings.
